Thibeault Property Development has filed plans to convert 11 Ave. de Lafayette on the edge of Downtown and Chinatown to 70 apartments under Boston's office-to-residential pilot.

Most of the units would be studios, with ten one-bedroom units and five two-bedroom units. Some 12 of the apartments would be rented to people making no more than 60% of the Boston area median income. according to a filing with the Boston Planning Department.

The building would have no on-site parking.

Under the pilot, Thibeault will be eligible for a 75% property-tax break for up to 29 years.

Thibeault, based in the Back Bay, bought the building for $9.2 million in November. In 2021, the building sold for $23 million. The pilot program is aimed to counter the precipitous post-pandemic drop in downtown office values and loss of downtown foot traffic by providing a tax break to convert empty space into apartments.
