I want to share my recent deal details of a single family rehab project we finished recently. Purchase price: 100k Rehab: 200k(full gut and a 140 sf addition) Purchase Closing costs: 15k Rehab time: 6 months Location: 1 hr north of Boston, MA Appraised for 540k My plan has been to rent it out for 1-2 years, cash out refi to pull equity out, and then sell to 1031 into long term multifamily properties. Rented for 3500/month currently. Refi at 75 ltv, 7% interest While selling another 20k in closing costs. My all-in will be cost 340k when I sell. And I make around 13k in cashflow from rents.
