I have a flat roof on the majority of my home. I had several companies come out of an estimate for what I originally thought would be a reseal. I purchased my home 5 years ago, and the current state is silicone over torch and a soft spot was found-but no leaks.

Since several companies have provided estimates, I now have several options for the roof.

1-replace plywood on soft spot and repair, reseal wih silicone

2-replacement of roof with edm

3-replacement of roof with tpo, add vents as ventilation had been an issue

Option 1 is the least expensive but im asking for guidance on longevity/durability. If there is an option that hasn’t been suggested.

I watched a couple videos on edm and tpo which seem to be similar products/ life expectancy.
