Been hunting in the north Dallas suburbs since March, looking in the 480 to 540k range. Every listing I pull up is the same story. Bought in 2021 or 2022, "updated" with gray LVP and white quartz, priced like rates are still 3%. One house sat 67 days, came off, relisted 8k lower like that was going to change anything. Every weekend it's the same routine. Drive 40 minutes, tour something that looked great in photos, walk in and it's gray paint over popcorn ceilings and a seller who thinks they're sitting on gold. We crossed Prosper off the list after we found out what the HOA fees look like out there. I got tired of losing track of what was sitting and what had dropped so I set up a watcher that gives me a spreadsheet every morning with what's listed, what dropped, and how long everything's been sitting.
